Preparation of property valuations:

  • determination of the general value of an apartment (non-residential space)
  • determination of the general value of a family house

Property valuation fee

is determined in accordance with the legal regulations of the Slovak Republic - Decree of the Ministry of Justice of the Slovak Republic No. 491/2004 Coll. on remuneration, reimbursement of expenses and compensation for loss of time for experts, interpreters and translators. The prices listed below for the preparation of an expert opinion are indicative, the resulting price is determined individually and depends mainly on the scope of the assessed properties, the speed of preparation and the location in which the properties are located:

  Apartment (4-7 days) price from 200 Eur

  House (4-10 days) price from 300 Eur

  Land (4-7 days) price from 200 Eur

The property valuation will be prepared on the basis of a personal inspection of the property, during which the property will be documented - photo documentation of the current condition will be prepared and the property will be measured. Before conducting a site inspection, the expert will inform the client about the documentation that is an essential part (forms an attachment) of the expert opinion and which the client will be asked to inspect. 

The most frequently requested documents:

  • Current title deed (created via the real estate cadaster portal)
  • Copy of the cadastral map - for the land or land on which the apartment building with the appraised apartment stands (created via the cadastral portal)
  • Title of acquisition - purchase contract, contract of transfer of ownership, donation contract, inheritance decision
  • Proof of the age of the house - confirmation of the commencement of use, or on the approval of a residential building
  • Project documentation (floor plan, in the case of a family house also sections, views, situation)
  • Other documents (lease contracts, building permits in the case of an under-construction building, technical reports)
